There's a misconception I run into all the time, especially with first-time buyers. People think getting pre-approved means they're locking themselves into buying right now. It doesn't.

What it actually does is give you a real number to work with.

A lender looks at your income, your debts, your credit score, and your assets — and tells you exactly what you can borrow. That number changes everything about how you search.

Instead of guessing at a price range and scrolling through homes you may or may not actually qualify for, you know your lane. You stop wasting time on homes that are out of reach. You stop overlooking ones that are actually within it.

In a market like Rancho Cucamonga or Pasadena, where listings can vary wildly in price depending on the neighborhood and the condition of the home, that clarity isn't just helpful — it's essential.

So now instead of calling me to write an offer, they're scrambling. Calling lenders. Gathering tax returns, pay stubs, bank statements. Waiting for a response. And while they're waiting — sometimes just 24 to 48 hours — another buyer who did the prep work steps in and makes an offer.
